Buying a home in today's world.

RULES OF HAPPY HOUSE HUNTING :)

When in doubt, ask me anytime!

  1. Working with a local loan officer can provide easy communication and a smooth process.

  2. Don’t call the agent listed on a sign; always call YOUR trusted agent (aka me, I hope!) for all showings and questions (this even includes FSBO homes.)

  3. Don’t apply for or open up any new credit cards, store cards, or lines of credit and don't make any major purchases (e.g. new car or lots of furniture.)

  4. Don’t  move around large amounts of money or withdraw large amounts of cash.

  5. Don’t miss a bill payment or existing mortgage payment.

  6. Don’t change jobs, and especially do not change career fields, without discussing with your lender ahead of time.

Truly - the best first step! Let’s sit down and chat over a coffee. Why? Because my role is to help guide you through the WHOLE process. This isn’t just opening doors and showing you homes. I’d love to hear about your situation and your goals, and more importantly, I’d love to help you become a super savvy home buyer so you’re armed with all the key info (no pun intended) to have a FANTASTIC home buying experience. Even if you’re months away from buying a home, it’s never too early for us to meet.

02 — Mortgage Preapproval

Don’t go at it alone. I’m your guide through the whole process. A benefit to working with me is I can refer you, if desired, to several excellent local mortgage lenders who many of my clients have had exceptional experiences with and have excellent reputations in our area. This will allow you to shop around and find a loan officer you’re comfortable with. There are do’s and don’ts in this step - so let’s make sure we have a chat about it before you get fill out any preapproval applications.

03 — View Homes

I am able to get you into ANY house in the area listed by ANY real estate company, and even for sale by owner homes. I will also help set up real-time automated search alerts so we the first to know of any new houses listed that meet your criteria. If you’re looking at homes online and you see the status, “Contract Pending,” or “Contingent", this means the house is under contract with a buyer already.

04 — Make the Home Yours

This is when things really get started! I will guide you through the entire purchase. We are in a competitive market where having an experienced and creative agent is important when it comes to writing an offer. We will put forth very smart terms that benefit you but also give you the strongest chance at winning the house you love. Once your offer is accepted, we will proceed with inspections, appraisals, surveys, and so much more - but we will cross that bridge when we get there.
